This is so subjective it's hard to say. With tradition and history in both sports I'd give an edge to Cincy. National name brand would be UConn, but that's only for basketball, but in bball--women's and men's--they've excelled beyond anyone else, but they lose points for football.
I can't think of any schools that don't have value in their own way, with the exception of ECU and imho that's temporary, at least in football.
As a homer, I think Memphis has a big upside. Memphis is in a metro area of only 1.4 million--big enough to draw fans and financial support, but small enough for the school not to get lost in the shuffle of multiple pro and college teams in the area. And Memphis spends a ton of money on facilities and coaches. Once we get bball back together, watch out!
Like others have stated, this is a great league and I like the developing rivalries. Frankly, if we got the big money, I'd be happy for Memphis to stay here.

We round up to 3 due to the well-justified assumption that UCF would have beaten Memphis head to head.
You get a full point deduction for going 0-12. You have had success but that puts a big nick in your armor.

That is the problem with UCF. Up then down then up then down then up, etc...
To sum that up, in the last 4 years, Memphis is 24-8, with one AAC title, and one division title.
Same time frame, Houston is 22-10, with one division and one AAC title, plus a NY6 bowl win.
In 3 years, Navy is 18-6, with one division and one AAC title.

we all agree uconn is the most vauble team in the aac in basketball i bet 4 to 6 aac teams have a better aac record that uconn...

Opinions vary. My point is, Memphis should be part of the conversation. You want to debate that?
Plus, you have an extremely selective memory. It was 5 years ago (2013), and only lasted 5 years (2009-13). And the last 2 years of that streak, we were anything but FCS level. We were close to breaking out, which we did for 4 years now, and counting.
Before that (2003-08), we went to bowl games 5 of 6 seasons.

We are 40-23 If you go back one more year which was the first year of the AAC. Nice that you left off the 12-1 year in 2013 when we won the fiesta bowl and went undefeated in conference play the first time.

I don't agree to that. That's a big assumption. Memphis might well be more valuable than any team in the American in basketball. It depends on the def. of value. If it is revenue generation, I could make a good case for Memphis over anyone else here. Don't forget, as STUPID as this situation was, there were years and years and years where Memphis basketball funded pretty much the whole Memphis athletic department, and we had one of the top athletic budgets in all of the G5.
And please don't get the idea that I'm saying 2017-18 Memphis is more valuable than anyone else in this conf. That's not what I'm saying. I'm talking about over time, much like was brought up with Pitt and Syracuse and the old BigEast.

Value is everything you mentioned and more. You need to look at national brand recognition, post-season success/Natties, NCAA credits, # of games televised on major networks, TV ratings, game day revenue, Pro talent, independent contracts, etc...

Left out on purpose to show how fickle ucf is. More than half the 40 wins come from 2 seasons. I could have said ucf is 19-19 in past 3 years and we both would have still been right.That is the reason I wouldn't put ucf as the most valuable asset on here and feel more comfortable with Memphis, houston, or Navy instead as would others by the looks of it.
