Seriously doubt too many professors are going to choose convenience over living next to railroad tracks one block from a railroad crossing that produces horn blowing. If they have a family, they're going to be more concerned with kids' school, playground, etc. which is why a majority of new faculty staff hires at NIU live in Sycamore.
Well then, it will be hard to fill then. "Luxury" apartments are not in high demand by students. They already have a lot of student debt, do they need more to have granite countertops and SS appliances?
Maybe students won't be buying luxury apartments, but can bet that there are some parents out there that would see this as a rental property opportunity, but it for their students while their kid's in school and sell after or rent it out to future students.

Right now the developer is not talking about selling them as condos...just renting the units as apartments.
Though I think that the developer could help get his TIF money if he sells the top floor as condos.
