Being able to attend 100 JMU events a year 15 minutes from home is attractive.

If I was local I could see myself following some of the minor sports as well.

Love the area less the liquid manure. 03-lmfao

Cost of living is higher that you'd expect.

Got detoured through there when there was an accident on I81 and was very pleasantly surprised. Was looking to go a bit more south, but will keep this area in mind as I'll also be looking soon.

Yeah...that mid-August haze and smell is definitely not ideal. Despite the cost of living being about equal the headache of living in the burg/valley would pale in comparison to northern VA, especially if you didn't have to worry about commuting to work.

We've definitely talked about it. Our two youngest are still in college, so I'm probably at least 5 years from being able to retire. Maybe the real estate market will make sense by then. The thing is, I'd have no interest unless I was in the Old Town area, or close enough to be able to walk to JMU and downtown. Most of the homes I've seen in that area (larger, all bedrooms upstairs) aren't really what we'd be looking for in our retirement home though. And realistically, if most of the kids/grandkids are settling in the Richmond area (TBD), I don't think there's much chance we'd leave this area.

Only thing I know for certain is that the next house will be one level. Knees can not take the stairs and longer!!

Amen! Or a nice Cape Cod with a downstairs bedroom would be acceptable. Yeah, my knees are done with stairs. I can walk miles with no prob, but steps suck. EDIT - And I'll just add that I laugh when I see all these three level townhouses that are springing up in the Richmond area by the thousands with many being marketed to older, empty nest types...ha, good luck with that.

Just sold my Condo in Wintergreen. Bitter sweet since we love it there but it is crazy what people are willing to pay.

RE: Have you considered retiring in the Harrisonburg area?
Beautiful house, but the wallpaper would have to go.

Every time the developers start poking around on the 28 acres next to our 11 acres, we start looking to move back to the Valley.

We are not sure if we want to have to move to another farm for the horses, or just stick it out here until we only have one left. I have approval to move to the Valley from work, but the Charlotte airport is very convenient for work travel now.

We wouldn't be in Harrisonburg, we used to live in Augusta County just north of Waynesboro. Even 35 years ago land and homes were less expensive there than in Harrisonburg.

We might miss a few of the big city amenities, but the natural beauty and pace of life more than make up for that. We have family in Harrisonburg, and I do worry that if we wait too long to move they won't be above ground when we get there.

That listing could be 237K and I don't think it would be discounted enough to endure that wallpaper removal. That is one of several renovation tasks that SUCK - all caps all day.

We have been in our current house for 23 years. With each room my wife has stripped the wall paper from she says she won't do another. But then she relents, and now there is ony one more room.

I have a house on Ott Street. The house next door to the house you posted is about to go on the market.

Love that house & lot. I actually would have thought a bit older than the 30s. Not a huge fan of 4 distinct types architecture eras lined up in a row though.
