You can't prohibit corporate ownership. Won't work legally. Have to come up with another solution.

Taxing is the only thing that would possibly work and even that would be an administrative mess to verify and enforce.

Well, crap. Back to the drawing board then. lol 04-cheers

Good getting either party to block corporate entities from owning single family homes at any level even if the government could legally. Both parties are bought and paid for by those investors and they'd make sure that it could not get enough support among our legislatures.

Shifting to 50 year mortgages is going to continue to artificially increase prices & deprive home buyers of ever generating equity. Why not just impose limits on institutional investors?

I agree…. eliminate the institutional investors. I however see the 50 year mortgage as a way to get young people into homes to build equity versus paying rent. Once equity is built they can refinance into a 30 or 20 year mortgage.

Jim you missed my post earlier...on a 50 the only way equity is possibly built in first couple decades is increased property value (offset by increased taxes and insurance, etc). Almost zero principal gets paid down. If property values flatten, you have people as indentured servants to banks.

And with the bump in interest rate, there is almost zero incentive via lower monthly payment.

It all feels nice until you think it through.

Im pretty sure this would have to be at the local level. Changes to zoning laws perhaps for residential development. I know our HOA has legal language to prevent renting or ownership by investment groups.

When the capitalist solutions to this problem are absolutely nothing it makes people view socialism a lot more positively. The way to make socialism not be a thing is capitalism has to actually deliver for people.

Planned unit developments are easy to address if the developer wants to build into declaration of restrictive covenants. HOAs can spend to amend restrictive covenants if they want to. (Not all do). Some will even if it's just to qualify for FHA loans for purchasers since there are rental percentage limits for communities.

The vast majority of non-PUD homes are a different story. Institutional investors jumped in after the market crash of 2007-09 that was in part due the government puah to get people into home ownership. It's hard to put the toothpaste back in the tube.

WHY??? I've been hearing about this all day... you save what $100 a month? and get hit with interest rates out the rear of the mortgage?

No thanky!

The big problem is. after the last housing bubble, nobody wanted to build anymore. so now there's the shortage.. as everyone notes, which leads to problem #2.. institutional buyers.

The Honest truth (and this is going to get a lot of groans...) was a suggestion i heard on the radio... let the interest rates climb back into the double digits.

We had 15% in the 80s and we still made it boom... but now if you even hint at even over 5%, the "Sky is falling, the sky is falling!" comes out.

I bought at 6.375% in March, refinanced to a 20 year last month at 5.5% after paying 2.375 in points. It hasn't been under 5 for quite a while.

Median home price was $68,000 in 1980 now its $426,000. Y'all could do high rates because the houses were cheap.

I bought my latest new house 7 years ago at 2.26% on a 30-year. Thanks, Trump.
