Same things going on there as there on on Chicago's south side on a normal weekend. If you go there, bring plenty of artillery and ammunition.

Who are they targeting to live in these luxury apartments?

They aren't super close to campus and the downtown area needs things to do to attract and retain people living there.

And, in regards to "luxury" apartments, in my experience that typically means the unit is pretty small and over-priced but the lure is amenities like pools or high end workout facilities or a restaurant/bar or other things that typical apartment buildings don't have. Basically, you are paying for the amenities and not necessarily the space. Although, the stuff in the space is usually nice (stainless steel appliances, marble countertops, etc) just know that the spaces are typically pretty small and usually one bedroom.

So, are they targeting students? Young professionals? Who?

I'm for the development of this building. The world is always changing. No one knows the future so if this developer is making an investment in mainstreet DeKalb, that is great! It can target young professionals that can now work anywhere and wealthy foreign students that want to study in the US. This development is just another step that helps push DeKalb forward and maybe encourage others.

DeKalb made some positive changes downtown since 2008 to now, maybe it's not as fast as some would like but it is progress.

That El Jimador looks like a decent place. I was sorry to see O'Leary's close (they said it was because the building was sold), but I'm glad that another restaurant took its place. We liked O'Leary's a lot.

Pappas has broken ground on a third building, on fourth street. Story mentions that Conerstone apartments are no students, all professionals. Great for downtown.

AmEx was a different bar than Stanley’s. AmEx was a small, local tavern that was great pre game before hitting the crowded bars. Stanley’s was a pretty big sports/hockey bar from what I recall. I rarely went there. Bit I Loved AmEx.

Out of curiosity, how many "young professionals" work for a place like Ferrara? I mean, it's a distribution center, right? It's going to have, at best, a couple of office types and the rest are going to be drivers, loaders, warehouse types, and maintenance.

My guess is, not many and of those that may be there, I doubt a place like Ferrara is paying young professionals enough to foot the bill on a place like is being built.

I'm not sure what rent is going to be, but places like that typically start out at around 2k for a 1 bedroom apartment. Money would be better spent on buying a house in Sycamore.

There is a mix of people including some students and grad students living there. There are some short term leases at these building and some are being rented by the companies for people coming in and staying for an extended time. Apartments are nicer but you are correct in that it is expensive. The goal is to get decent businesses in the bottom street level too. Downtown is changing to a two lane as well which will allow for more street parking and better sidewalks. Will start next year. However greek row is a mess. DZ house is for sale and other sororities have vacated too. Will take a lot to rehab the area.

Companies will rent apartments for transient professionals, e.g. in this case, a number of people working at Facebook for 4-6 months for training, research, etc., then moving to other company operations. They will also reserve apartments for non-transients who haven't found local housing yet, but who they want at work right now.

Beats having work/research teams split up around various motels, hotels. And they can work a deal on rent by guaranteeing occupancy, while the residence becomes a bonus part of the package to attract people they want. Do that with 3-4-5 companies and your building is 90% filled. Similar to some companies offering to pay moving/relocation costs.

My point is, the market is created by multiple businesses, quite literally employing a few thousand people - Managerial, Supervisory, Shop, etc... The latest one hasn't been named but, is purported to employ > 1,000 people.

Soon, Pappas will have 4 locations in the downtown: Cornerstone, the place at 2nd and Lincoln, the place on 4th (old car dealership) & the Old Police Station/City Hall, which is coming down as I type.

If Sycamore is your location of interest, Godspeed. You'll love the Vegas Gold and Black. I bleed Orange and Black (& Red and Black).
