So, take what it was back when you guys were in a league with them over a decade ago, double the cost, and make the parking twice as bad and you have what Memphis has now.

Hard to say. Its not that uncommon in the North and West parts of the country, especially in large cities. There's just not really a comparable FBS football program in the Southeast in a metro area the size of Memphis.

Would you prefer ECU's facilities be on camps or off campus? For students part of the college experience is being able to walk a block or two and be at the game. Why do you think most schools have their facilities "On Campus"? There's a reason why USF is building a $340 mill stadium.
You have other teams and fans come to town and they dont' even get to see your campus, but they do get to see your traffic and your downtown LOL Really enjoying the college pageantry and atmosphere LOL
All things being equal of course you'd rather have it on campus, but this is not like UCONN's home football field being 25 miles from campus in East Hartford.

I did a quick search, and it appears there are only 4 P5's that do not play at on-campus stadiums for football.
Pitt (Acrisure Stadium - formerly Hines Field)
Miami (Hard Rock Stadium)
USC (Los Angeles Memorial Coliseum)
UCLA (Rose Bowl)
