It's NOT a stupid question. Why would you renew your lease when the landlord wants YOU to pay for $200 million in improvements? You don't.

Bad hint. Not FedEx Headquarters.

Good hint:

ACTUAL FedEx Headquarters

Yes, FedEx does own their HQ, all $235 Million of it.

The headquarters of FDX Corp is not on Winchester,

Fred Smith and those guys offices at on Shady Grove.

The fact that they own the operations Headquaters for FedExExpress on Winchester further emphasizes my point that whether to own or rent is based on options and circumstances- there is no one size firsts all answer. FedEx follows this as do most businesses that are rational

Wrong. Look at the sign at the corner of Winchester/Hacks. It says “World Headquarters “. The Shady Grove building is officially known as FedEx Corp. Executive Offices.

first of all what difference does it make, FedEx biggest executives work out of a rented building is the point..

you need to tell the inerweb this -- they all think the HQ of Fedex is on shady Grove

So if the Big12 were in fact wanting to see campus facilities, we should have used the ole FedEx office space argument. Hindsight.

The headquarters of FedEx Express - an operating company of FedEx Corporation - is at Winchester & Hacks Cross.

Who owns the FXF?

The City of Memphis. It is leased by the Grizzlies.

Leasehold improvements on buildings are a very common thing.

Do you know the details of the lease?

Just curious why the Tigers lease from the Griz.

As I recall, the city built FedExForum and then signed an operating lease with the Grizzlies. This entitled them to keep all the revenue from the building but also put the Grizzlies on the hook for all the operating expenses and to cover any operating loss. This was considered a major coup at the time; the Grizzlies initially walked away from this demand but some stipulations were added to get them to agree, such as the non-compete clause that Graceland has made such a fuss about.

The Grizzlies, as the primarily leaseholder, turned around and subleased to the Tigers. The Grizzlies collect a $10K per-game payment and keep revenue from concessions, fixed advertising signs, most of the parking garage and most suites. The University keeps all ticket revenue. The Grizzlies also pay up to $800K back to the University if average turnstile counts exceed 10K.

As a season ticket holder since 1989, it's a BIG deal to me and our group. Away with your nonsense, this is the University going to the next level.

Claw - just curious, do you have season tickets?

I had season tickets when I lived in the area. I have not for 12 years or so since I moved away.

Didn't think so, Claw. You're very negative about everything. Could you just be happy for once. Maybe we don't make it to the B12, but Fu$# at least we gave it a shot and have a nice stadium. Get happy, bro.

But you DON'T have a stadium. You are draining 100 to 200 million dollars of university benefactors' money to buy SOMEONE ELSE A STADIUM. NOT US.

That is 100 or 200 million that will NOT be invested in the university AT ALL. We will NEVER see that money. It's gone. WE ARE GIVING IT AWAY.

Y'all keep calling it someone else's stadium. The city does not have a football team. The team that calls Liberty Stadium home are the Tigers. There is a huge Tiger logo in the center of the field. It is our stadium and the city partners with us. It is two miles from campus! It is ours, the city holds the deed that is all.

The hotel and the retail and the apartment construction is all in the works and the University is paying for none of it. All of those improvements to the Fairgrounds are being paid with private funds and are being made feasible by city amenities and improvements.

Which is exactly why the city & the investors in this project need the university to again act against its own best interest & dump 150-200 million into the fairgrounds & not into an on campus facility. I think a verb was created in the mid 90’s to refer to the private fleecing of public funds… schlenkered.

Yeah, you just gotta shrug off some of those posters. Much as you do some of our own posters.

I have an intern who is a recent UTSA grad. He is thrilled about joining the AAC. And he admires our fb and bb success. He says that's what UTSA is striving for. Also work with a North TX alum and he feels the exact same.
