There are lots of reasons, but one of the biggest is that The University of Memphis is in Memphis and ASU is in Jonesboro, and Jonesboro is probably close to becoming almost the perfect college town. Memphis is about as far away from being perfect in that regard as you can get.
Still saying that while it is a lot bigger, Jonesboro is an even more perfect college town now than a decade ago, -- and every recruit comments on the fact every business has Red Wolves painted on their window, and THEIR facilities are as good as any they have seen, and THEIR stadium is beautiful, and the "their" is the key. It is ALL theirs, and on their campus and not the towns, somewhere in town.
Like Miami, or most cities, Memphis is not a college town, and is about as far away from being perfect in that regard as you can get. Aside from the fact you have to be a town, not a city, to be a perfect college town, most people should know more about the college in the town, than the town, and be on the campus when they are at a sporting event.

I thought for some reason your list of top 10 towns was supposed to have Jonesboro in it. I didn't find it, so I looked for another list of the top 100 college towns. Memphis is at #29, but I don't see Jonesboro on the list. Now, I fully understand anyone can put together a list and put it online... So take it for what it is worth.

Everything I read about it makes me want to move there. I'm checking Craigslist for used trailers as we speak.
To tell you the truth, the only thing Jonesboro is good for anymore is that it is 2 hours closer to the White River, Spring River, Mountain View, etc. That's the only reason I would consider moving there. It would be still convenient to drive to Memphis for football and basketball games. But you could be that much closer to God's country. But as far as life and entertainment amenities, it's a pretender.
Good hospital, though.
