Hold up. Exactly what is "blight" within the four corners of the Fair Grounds? Nothing. It's perfectly fine. If people think building some new development is gonna "cure" blight in the surrounding areas??? Ask the people that used to live near the intersection of Gemantown Rd and I-40 how that turned out over the past 20 years.

Not talking about just the fairgrounds. Talking about the entire community. The right investments could successfully extend the Overton renewal and C-Y development into the area around the fairgrounds.

And I didn't use the word cure. I said improve. There's a difference.

This.

Check the redevelopment map, much more than the Fairgrounds proper.

Where is that map? I’ve seen the tax zone map, which is much larger than he fairgrounds, but the proposed redevelopment ive seen is all in the fairgrounds.

Link in the OP, but it's the tax zone map. In the proposal there is vague reference to renewal potential outside the city - owned fairgrounds but nothing funded apart from tax breaks. And while the proposal gives details on public use development planned there is nothing more than 'what if' potential descriptions where private funding would be the normal expectations. If it goes forward as is, it will be another taxpayers funded boondoggle to line the pockets of gov connected developers. And in years to come will impose an additional taxpayer burden to maintain the development that offers no means of self support.

Good. I'm not the only one. That's not my area, but when I go through, it seems to be an EXTREMELY busy and bustling retail area. Traffic is a problem, but blight is not about traffic or residential neighborhoods getting over-run by retail.

RE: Fairgrounds development proposal
Not sure why some are getting so worked up. These are slides in a presentation. It is not intended to answer every random question. The city will retain ownership and will lease land to private enterprises. Some of the land will be owned and developed by the city. Some of the land has not been decided on and current tentative plans may change depending on the scope of other developments that are on the books or will develop as things move forward. Parking will be addressed but how things are developed will impact where, how much and what it looks like based on how fast development occurs. There are SCS athletic facilities that apparently will be moved. The current SCS Board of Education is also in play for development as the Jackson Ave campus is filled.

Strickland made a commitment that they work within the incentive cash flow and not depend on tax increases to fund development. But that will not pay for hotels, retail or residential (although there may be some urban development money in the mix for mixed use/mixed income housing.) I don't know that but it would not surprise me.

WOW cannot believe we have graduates who cannot associate two similar actions.

About the only similarity is things we’re/will be built in both places. The look, the focus, the purpose, the scope, the content, the geographics,
Different!
