100 North Main to get an amazing new look!

This is so sleek. Will be nice for Memphis. This, plus the new Clipper development will be a shot in the arm.

It's a definite improvement. I suspect that drastic a facelift would surrender any historic credits the building would qualify for. I don't know if Townhouse is seeking such credits or not, so it might not be an issue or obstacle for them. Personally, I prefer the facelift over historic preservation on this particular building, but it's not my money.

If it becomes a competition for a hotel between Townhouse and Loew's (they no longer are working together), then I would still lean toward Loew's for a hotel. I don't know if Townhouse has done hotels before, and I have reservations about developers fulfilling promises in new sectors in the real estate realm. They could do it well, but we have been burned with newbies.

In addition to this development and the Clipper, there is the Union Row development (seems a bit too speculative to me to have confidence in) and the new owner of the Royal building downtown who has floated the idea of increasing the height somehow. IIRC, this owner also has assembled land in the Pinch for taller development.

But, back to the original topic, the proposed facelift for 100 N. Main looks sweet.

Personally, I’d rather implode that eyesore and build the brand new Loews. Take the hot, established chick over someone trying to put lipstick on a pig.

Having both would be ideal.

If that happened you know what would happen, after they blew it up, the project would stall or go bankrupt or get stuck in litigation for decades. And we would be left with a giant hole in the Ground.

I think the city made the right call. If given the choice between picking a company with no hotel experience and a quality brand like Loews, it seems like Loews would be the safest choice for the city. They'll follow through on their development plans and take care of their property once it's been built.

I think THM has already shown their hand by proving that 100 N. Main can be redeveloped. There seems to be a fair amount of buzz from folks who were hoping THM would turn the property into luxury condos, and I still think that option is on the table. The city's choice to go with Loews means that we will definitely be getting a shiny, new glass tower on our skyline, and it still leaves open the very real possibility for redevelopment of 100 N. Main.

All of the other 10+ story buildings around that area have been quietly filling up. Just five years ago, most of them were vacant or heading that way. Indigo Hotels, the new Aloft Hotel, 44 N. BB King Blvd, etc. 100 N. Main will likely be redeveloped eventually, so going with Loews' plan for a new tower is the best option for downtown.

So what happens to the two 30-story Towers & a Parking Garage from the earlier agreement?

I agree it most likely won’t happen. But it won’t be because of Loews. This is a separate deal from that, after their predictable fall out. I just want 1 project to actually happen. For 20 years now, nothing happens. With anything that’s over 20 stories that is.
