Foundation work begins
It is finally starting. I think the underwhelming part is it was announced prior to a number of headquarters relocations being announced, and it couldn't land any, either because it wasn't ready yet (Servicemaster), or other areas in town, landowners, suburbs lured the other candidates.
The Clipper office part seems more promising than One Beale with an already-announced tenant (I read somewhere FedExLogistics would lease there along with the Gibson building).
The landlord of the Morgan Keegan building seem shady or slow as f*ck. The elevator had been a problem for a long time, before the tenant announced this year they were looking for another place. And only then did the landlord announce the plans for repairs.
Another building to watch is the Clark Tower. There seems to be uncertainty with that landlord. Hopefully the situation rights itself.
With the announcements of Indigo and FedExLogistics to the recent additions of Servicemaster, Wunderlich, and Y&R, perhaps downtown is hitting a tipping point. Several residential projects both downtown and in midtown could provide the support for the offices that are built. The missing part would be area higher education's ability to support a vision of growth for companies. But the 4 colleges seem to be headed in a promising direction, too.
