RE: the future of malls?
I think a real future for malls would be as a mixed use office/living space

Footprint is too large. To carve it up into residential is too costly, and most of the interior would never have any windows.

From what I've witnessed, old indoor malls are being retrofitted into either new malls with only outward facing stores or data centers.

The interior has closed and the only stores still operating have in store entry/exits to the actual outside of the mall. The property will likely be redeveloped. Located relatively close in at the intersection of Hwy-290 and the 610 inner loop—it will eventually be a mixed residential/retail development and the Houston station for a Houston-Dallas high speed rail way. At least—that was the last plan I saw. It’s kinda of an iconic place to me because that’s the mall I always went to in my youth—even worked there while I was in college.

In theory that was a great location. But even with three freeways nearby — 290, 610, and I-10 — it was not easy to get to.

A mall that we had in EP was converted into office space for school district work. It worked well.

I've long thought that old malls should be converted to schools. We spend a ton of money building new schools and you could retrofit a mall cheaper. Anchor stores could be gyms and indoor practice facilities, you already have a food court, ample parking with room for sports venues, and you could really control access better than at most schools that exist today.

You can basically buy malls for nothing these days, I've seen several sell for less than $10 a square foot, basically for less than the underlying land value.

Anything municipal/government is a good reuse of the building. A mall could be converted in a public school, back office space for county administration (clerk of courts, public records, police station, all kinds of courtrooms, a jail county lock up, DMV. One stop shopping, drop your kid off to school, visit Jr's arraignment in court, pay parking tickets, visit probation officer, ID a body in the morgue. Obviously the food court can stay in place.
