Midtown is amazing now but prices there are skyrocketing

I knew I should have invested in some property. Damn it!

Collierville home prices are booming.

Germantown too.

The city of Memphis (not the metro area) has actually been losing population the last few years. People moving outside of the city limits.

thing is...Memphis isn't just Memphis proper. When the folks in Germantown, Collierville, Bartlett, Lakeland, etc realize Shelby County is all in this together...then we can start to grow again.

Memphis has crime and needs a better school system...we also have lots of jobs, cheap houses, cheap utilities, lots of clean water, and a lot of things to do in this city.

IF they would just enact "vouchers for all", I think the city schools would DRASTICALLY improve.

Sorry dude.... Straight from his own web site:

I'm not even sure I'm going to vote in the primary. All of the GOP members in my local races are unopposed (except Kustoff vs Flinn) and I don't really have a favorite in the Gov race, but will vote for whoever wins against whichever moron Democrat is running. Marsha will win the Republican primary and I'll vote for her in the general against Bredesen.

I think Flinn has a shot to beat Kustoff. He finished second behind him in 2016 when there were like 10 people running. Now it's just the 2. I think Bredesen has a shot to beat Blackburn for Senate. She's turrible. I wonder if ole Basil will have a good run at Governor this year...

Flinn- Kustoff is the de facto election. There may not even be a Democrat running. The winner in that election is me -- for not having to live in Cohen's district

You can only talk about people moving out of cities for so long on a sports forum. Besides, I don't see any Penny being a savior talk in this one, so you should be happy 03-lmfao

Memphis a metropolis? Hahaha.

In the United States, an incorporated area or group of areas having a population more than 50,000 is required to have a metropolitan planning organization in order to facilitate major infrastructure projects and to ensure financial solvency. Thus, a population of 50,000 or greater has been used as a de facto standard to define a metropolis in the United States. A similar definition is used by the United States Census Bureau. The bureau defines a metropolitan statistical area as "at least one urbanized area of 50,000 or more inhabitants." The ten largest metropolitan cities in the USA are New York City, Los Angeles, Chicago, Dallas, Houston, Philadelphia, Washington, Miami, Atlanta, and Boston, with New York City being the largest.

https://en.wikipedia.org/wiki/Metropolis

Memphis is the 42nd most populated metro area in the country, at 1.348 million.

Wichita is #89 at 645K.

https://en.wikipedia.org/wiki/List_of_me...ical_areas

You mean Baltimore-Washington. IMO, it should have been like that for awhile. To me, Baltimore is to Washington what St. Paul is to Minneapolis, Fort Worth is to Dallas, or Oakland & San Jose are to San Francisco.

While I don’t care for its liberal ideals, I truly do love how the city of Portland (Oregon)is laid out. Portland did a lot of urban planning, and the urban sprawl isn’t nearly as bad as Atlanta which basically begins not too far from Columbus, GA(Hogansville, GA). Birmingham, AL suffered from horrible planning, and was too slow to annex high growth areas, and has horrid traffic also. Having spent some time with some very knowledgeable Montgomery locals, I’m not even remotely surprised that it’s on the list. The real shocker is Mobile. Who wouldn’t want to live near the beach??

This " " shouldn't receive a vote from anyone who respects human life. The key statement is the campaign funds she received from big Pharma. With opioids being the leading cause of death in this country, especially in the heartland. It sickens me to hear someone on here say they plan to vote for her. She acts as if she was trying to help which resulted in "unintended consequences". But all you have to do is follow the money trail to realize that's not the case.

This country was never meant to only be ran by two parties, and the way some and some on here would just blindly vote because of a letter next to their name, is something I can't fathom. I'm typically conservative, but not blindly. Nor will I be led down a path that doesn't benefit me or my fellow citizens. Unfortunately, it is clear, that even here: We have a lot of sheople amongst us.

I wish it wasn't getting as popular as it is. I was planning on retiring there. I figured I could show those N.C. locals how to drop some smoke on a shoulder or ribs. 02-13-banana

I am a big fan of the mustard/vinegar based BBQ sauce. This is a pretty good one if you like that stuff. http://allrecipes.com/recipe/19615/best-...eat-sauce/

Any of you N.C. guys let me know if you have anything better.

Mustard is the one true BBQ Sauce.
