Armstrong is no where near down town / historic district. Like, not even close. Armstrong is literally one of the furthest points from downtown while still being inside of Savannah. And no one would call that area "down town" or "lower down town". And yes, there is an area people call down town, and no its not split up into two parts, that are 25 minutes away.

You have downtown/historic district, which is river street to roughly Forsyth park, then midtown that goes from there to DeRenne, and from DeRenne to Forest River is the considered the Southside.

Further south /west of that and you get into Georgetown.

Armstrong isn't in an area that I call downtown. Downtown area (at least the safe area's) are expensive real estate. To put in perspective, a 3 bedroom in downtown area can average 500k (some higher and some lower), while a 3 bedroom at the Savannah Southern campus will cost you under 200k. Now all you have to do is drive 1 miles south east into Vernonburg area and the prices climb up to the 350k to 4 million.

GSU newest campus is only 8 miles from downtown, but not in an area that remotely resembles the downtown area. I categorize the new campus as the shopping district and Hunter Army Airfield resident area. Personally I like the area as housing is affordable, easy access to I-95.

Geographically I'd agree. I received my POST certification at Armstrong in late 90's and was in the Marine Reserves at Hunter. Personally, I enjoyed my time in Savannah. Strong possibility of retiring in that area.

Living just outside of Savannah, I've always just called everything that's "in town" downtown. Makes it easier to tell people where you're going.
