If I were EMU athletics I would propose:

In return for say 35M of bonds for construction:

1). Promise to deliver up front (over 5 years) to the university general fund, say 15M cash (from donors),

2). Agree to vacate building and other space at Bowen to the university.

EMU would float 35M of say 30 year bonds payable at say 1.5M / year.

For the first five years, EMU general fund would receive more income (from donors through the athletic department) than debt service. Very attractive to the U over the first five years.

Sounds like a plan? P.S. How else would EMU could up with say 35M in a few years to pay for this project???
