With the way pro teams hold cities hostage on arenas in the last decade or so I don't think I would build one till I knew I had a tenant because who ever comes in will say we don't have "this or that" amenity and we will move elsewhere.

You should have been in Houston around 1990 (I wasn't but I've heard stories). The late Oilers/Titans owner demanded they tear out the heart and soul of the Astrodome for more seats or he'd move to Jacksonville. Then in only a matter of months, maybe years later he asked for a brand new stadium or he'd bail to Nashvile. The mayor called his bluff, which is what it was, and he did end up moving to Nashville when he really wanted to be in Houston.

Sprint Center was not built to attract the NBA or NHL. It was built in downtown KC to replace the Kemper Arena several miles away. The Kemper Arena was home to the NHL Kansas City Scouts 1974 to 1976 and the NBA Kings for 10 seasons. Both are very active without pro sports.

Can't mention KC without also mentioning Omaha. At least as far as seating is concerned, CenturyLink Center in Omaha is just as big as Sprint Center in KC. I think now it's down to Creighton bball games and the USA Swimming olympic trials, with UN-Omaha hockey moving into an on-campus arena. Don't know how the amenities of CLC compare to SC, or if either are up to par with other newish NBA/NHL arenas.
And for that matter, Omaha also has a newish baseball stadium that I don't even think hosts a minor league team! Again, just Creighton (baseball) and then of course the CWS. Now that stadium isn't quite big enough for MLB, but it can be expanded to 35k at least.
You'd think maybe the city would try to work out a deal to have the Royals play a couple home series in Omaha and then for KC/Omaha to try to get NBA/NHL to rotate between them.

Omaha is not big enough to be a pro sports market, not even for the NHL and NBA which has been known to go to metros with fewer than 1m people.

The two are not remotely comparable. Centurylink is in no way, shape, or form close to being an NBA or NHL arena. I believe the arena itself cost about half to build what Sprint did (it has a $300 million price tag, but that is for the entire complex). It is more comparable to the Value City Arena in Columbus where Ohio State plays, not to be confused with the Blue Jackets' arena next door.

IMO the biggest reason that the NBA should not expand now is that they have competitive balance issues that might ensure an expansion team stays at the bottom for a long time. The NHL has its own issues, particularly if you're putting a team someplace like Las Vegas where nobody grows up playing hockey or even knowing anything about it, but you can sell hope about an NHL expansion franchise more easily than an NBA expansion franchise.
As for Seattle, the Key Arena site is IMO the best location, but who knows if they can ever find the money to demolish it and build another arena on the site, or do a radical renovation and tear out everything except the bare bones, so they can build a money machine with boxes and premium seating a la Staples Center or the new Vegas arena.

Value City - broke ground 1996 - $110M - 18.8k bball seating
Nationwide - broke ground 1998 - $175M - 19.5k bball seating
Centurylink - broke ground 2001 - $291M - 18.3k bball seating
Sprint - broke ground 2005 - $276M - 18.9k bball seating
Another data point: OKC's arena
Chesapeake - broke ground 1999 - $89M - 18.2k bball seating
Agree that the Centurylink cost number is inflated due to convention center/meeting space being included. Can't say anything about CLC vs Sprint Center ... but surely CLC is similar to Chesapeake (or better...)

The Space Needle area (not sure if it has a formal name) is very cool for tourists, but IMO the best place for a new area is next to the stadiums. For some dumb reason, the Port and port workers' union lobbied against closing the street for that location.

I know in 2002(?) when I went to a Maple Leafs @ Canes playoff game I was beside some Leafs fans and they told me that they could fly down, get tickets, and eat cheaper than they could sniff a chance of getting just a ticket for a game in Toronto, playoffs or not.
