Downtown Kennesaw Development
Saw something on the news about some new building going on in downtown Kennesaw so I wrote some emails.

The City of Kennesaw is currently working on the development of two mixed use projects in the Central Business District. One project is located on Dallas Street where J. O. Stephenson intersects and includes approximately 4 acres. This project entails 20,000 square feet of retail space, 5,000 square feet of office space and approximately 60 residential units. The residential units are 1, 2, 3 bedroom stacked flats over the retail. They are condominiums and will be owner occupied. The architecture will be compatible with the historic district. The developer is in the process of completing land acquisition and I would anticipate construction starting the first quarter of 08. The second mixed use development is located on Main Street at the intersection of Watts Drive. The project entails 12 acres with 30,000 square feet of retail and approximately 80 owner occupied townhome residential units. Some of the residential will be built over the retail and the remainder will be to the interior of the site wrapping around a three acre linear park which is planned for the project. The park would be for public access. The developer, Madison Retail, is re-evaluating the financial aspects of the project given the project has been delayed for nine months due to a law suit filed against the project. I would anticipate the developer completing this analysis and review with the City over the next month.

The City has been working diligently on the necessary approvals to proceed with construction of the pedestrian underpass. The approvals have been substantially complete and funding is in place. The scope of the project is for a pedestrian underpass only and it was never intended to be for vehicular traffic. The City is in the process of completing a study which is analyzing the downtown street network and will make recommendations on improvements to the downtown network to reduce congestion, improve safety and better facilitate redevelopment of downtown. The schedule calls for public meetings to present to study results in September. The meetings will be advertised. I invite you to attend the meeting. We anticipate bidding the construction out this fall for the underpass and hopefully starting construction around the end of 07.
