Look at the remaining schedules and get back to me. Not saying Memphis will win, simply saying calling it a 3-team race for the champ is more than a bit premature. Six teams are currently within a half game of each other, with lots of games left between those + UCF.

Cincy (2-0 in the AAC) still has to play Memphis, Houston, at UCF and at Tulsa.

Houston (2-0) still has to play UCF, at Cincy, at SMU, Tulsa and at Memphis.

Tulsa (2-0) still has to play SMU, at Navy, at Houston, and at Cincy.

Navy (3-1) still has to play at SMU, Tulsa, Memphis.

SMU (2-1) still has to play Navy, at Tulsa and Houston.

Memphis (2-1) still has to play at Cincy, at Navy and Houston.

UCF is 2-2 with losses to Tulsa and Memphis, but can still play a spoiler, at worst.

And remember, the team with the best record isn't the automatic champ. They simply get to host the CCG against the team with the second best conference record. I bet tiebreakers will play a role.

Have the tie-breakers been announced yet? It looks likely that several teams could end up with 1 conference loss.
