Thats the way I see it. The shells would have to come down in one of the phases and yes they will add more luxery suites because I believe they have a wait list on those as well.

Probably right. I like the shells b/c of their uniqueness and history, but they just aren't practical for a football stadium that holds the amount of seats we want/need.

one thing I think would be sweet (but not really an option) would be to have the river as a back drop instead of Hampton Blvd. we have the river, just not the land to do it.
