he kinda did, and I like it. Bernie wants to force it through as budget reconciliation but Biden wants it to be bi-partisan and I appreciate that.

I'm fine with it being bi-partisan, but R's have to get something to go that route. You can compromise, and I mean legitimate compromise where both sides get something, or it can be 50-50 with Harris breaking the tie.

You know what they remember for a lot longer than other things..... $4.00 per gallon Gas, Supermarket prices rising, losing their jobs.....

Joe is going to have a hard time deflecting these upcoming (and present) realities from his (and Kamala-Toe's) resume`.

Well we all know when the prices start to rise and they are rising now and not only gas. Since election 2x4 top choice went from $5.17 to $7.91 at Lowes last night. The left and media will blame former President Trump...

perception is reality

That price increase might not be Biden's fault, could just be timing but the perception from the media will be 100% Trumps fault. So reminding people who only believe CNN/MSM...

In KY there are record breaking number of homes being built...with the added cost of lumber adding around 10 thousand to the cost on a $150k home. Which will increase homes being sold. Which will increase home values on the tax rolls....

which will increase property tax. When I went and dropped off the checks for the taxes on the property we own I saw a old friend who works there. I was told to expect a shock when this years tax bills come out.

I got bit by the lumber prices this year. Wife and I were looking to purchase a high-end manufactured home to go on 15 acres. We didnt want to build a conventional home because it would have taken too long.

So, I get a quote back in April when lumber is just south of $300 per 100 board feet. The quote was a good price, especially considering the upgrades we asked for, such as all granite in the kitchen, all marble in the bathrooms, and additional windows in a few locations. All I needed to do was to complete the sale of a piece of property that we had a contract on, and we were good to go.

In July we closed on the property, and got above appraisal for it. So that was nice. Go back to manufacturer and tell them we are ready to go, and they tell me there's been a $12K price increase due to lumber. (This house is 2400 square feet and utilizes a 2x10's for the floors, and more of them due to the weight of the granite, and 2x6's for the outer walls. So it has a lot of lumber in it) Checked out the lumber prices to see whats happened, and its sitting at $800. Damn. It keeps ticking up til it hits $1000.

The good news is that I have a decent stand of mature pines that need to be cut and cleared for the house to go up. This is where it gets real fun. Lumber prices are high because the sawmills are shutdown due to the pandemic. But because the sawmills are shutdown, noone wants to pay me to cut my pine because they cant sell it. So I have a goldmine sitting where my house is to be put in, and noone to buy it. A big snafu.

So, we decide to wait a few months for the lumber prices to come down. In the meantime, I sell my west TN home for $50K more than I was expecting, which was a nice bonus. Approaching the election, lumber prices were falling as they were expecting a Trump win and everything to open back up. Prices went back down to around $400. But once the election was stolen, prices kicked back up. They moderated until Biden was sworn in, then they jumped. They are currently sitting at $850.

The retailer who is selling me the house is also purchasing one for himself. In October, both of us were waiting, trying to put pressure on the manufacturer to drop their list price due to the drop in lumber prices. Then in November the prices started ticking back up. IN Mid-December I told him I wanted to go ahead and pull the trigger because I feared they may raise the list price. He decided he was going to pull the trigger as well, so he rushed to get the final specs on both of our homes completed to the manufacturer so we could get our deposits on it and the price locked in. We both made it by a week, as 8 days later the manufacturer raised prices again.

So basically I did really well in the sell of real estate this past year, then gave a chunk of that back due to high priced lumber.

I am a residential appraiser and I have not appraised a new construction for the cost to construct in 5 months. They are all upside down before it comes out of the ground. Wasn't that long ago they would be worth more after construction than before starting. When rates start going up this Spring the bubble will explode. I refuse orders for new construction on newly purchased lots. It's a waste of time. The bankers know those loans are DOA.
