I don’t think old Met Park stood on any of the land occupied by IKEA, but it’s former area is occupied by a combination of hotels and office buildings know as Lake Wright Executive Center.

Wow! That would certainly make a huge difference! If they could somehow make it a little ODU centric, between that and NoCo we could finally have a little bit of a college town vibe going on around campus. This could be great news.

Ya, tldr might be hard to convey. But redevelopment of Lambert's point 24th thru 26th street area? Mixed use called The Railyard. Can probably Google that much and find info online. The arch firm is WPA.

This development is on the west side of Hampton and abuts to West Ghent. So even if that were the case, they wouldn't be going through any of that to get to this development.

I will add that Norfolk crime is at a 32-year low. The area you mention is also seeing a lot of construction. A lot of warehouses and old buildings have been or are being renovated into apartments, mixed use and commercial property. NoCo continues to expand south down Colley, while the Railroad district will be bridging the gap between Ghent and NoCo.

This railyard project would just inject a lot more enthusiasm in the area and inspire more development in Lambert's Point, which can only be seen as a positive for ODU.

This development has been on the table for a long time. I recall hearing about this at least 8 years ago.

It looks like a great project. I hope they can pull it off.

I remember another developer even promoting the companies he had lined up a few years back. EarthFare and Petco were two I remember.

I think this iteration has a better shot of coming to reality, simply because of the current council and Mayor. Most of them are motivated to get vacant NRHA properties back into revenue generation and the private sector. And they'll do what it takes to alleviate public concerns and keep it on the track towards reality.

We still need a grocery store within walking distance to campus. A Trader Joes either at the Railyard or over by the warehouses would be a godsend, as it would cater to both the campus community and Ghent.

The closest part of ODU to that Food Lion would be The NEXT properties (not tech ODU, but all ODU students so I'll use it for this). That building is roughly 2,400' away on a straight shot. The Railyard will be roughly 1,550' away. From every other dorm the Railyard is closer as well. Plus a grocery store in that development will be much nicer than that FoodLion.

PS. I went back and calculated by street driving and all measurements stayed true.

The point remains that the area is unlikely to house a 5th grocery store. The best hope to get one there is for Fresh Market to close. And even then, it's unlikely.

Walking to and from Food Lion doesnt seem safe either. Maybe if Railyard gets built it will make it safe for kids to walk from campus down to 21st street and the Fresh Market, though that'd be quite a hike. Wouldnt be a bad bike or scooter ride though.

That plot of land has been up for development 2 other times in the last 5 or 6 years if I remember correctly. Less then 2 years ago there was supposed to be a grocer and some other shops put there. Links here somewhere in this board.

Wondering if anything will actually happen this time.
