Nice to see this moving along smoothly (so far, knock on wood).
So I’m guessing those renderings will change? Those are old shorter renderings.
The height will still be capped at 270 feet, so it might be 20 stories at best. Not really a standout building.

Yeah I don’t understand why they won’t build 1 tall 500 footer, instead of 2 mid rise buildings.

Anything over 3 stories would help the skyline, especially on that side of downtown, can't exactly be choosers yet.

Some folks might say 1 500 footer would look odd on the perimeter by itself, and 2 25 stories would not, or at least less so, especially with a 10 story nearby in the Chisca, and an 8 story in the Westin. 8, 10, 25 and 25 may be less jarring to those folks than 8, 10, and 45. I can understand that point of view, but disagree with it. There may be other financial reasons that experts I would defer to have for what is essentially a 25 story cap.

Another thought I had was maybe they were anticipating pushback from the area, and tempered their own expectations, wanting to forego the timely process of negotiating down from a 500 foot design, when they knew what the zoning was capped at, resulting in another design. I am hoping these buildings will lead to the Gibson getting torn down in the future and filled by something taller than 270 feet.

I also don't think Memphis has the business leaders with the kind of civic egos that, say, Hugh McColl (Bank of America) and Ed Crutchfield (First Union) had in the 80s and 90s in Charlotte, when they, according to reports, would meet regularly and share visions of what they wanted for Charlotte as non-direct competitors (acquiring banks that weren't each other to push each company into growth leaders, and turn Charlotte into a banking center). We have civic egos, to be fair. And we may be developing our own Hugh McColls and Ed Crutchfields (hopefully). Smith the Younger may be one of them by leaning into downtown against the tradition of the company. Hopefully what we are seeing is a step toward the 500 footer ego, and not the peak of his ego. Hopefully this is a step toward FedEx becoming our Comcast (in Philly) where more and more operations move downtown and consolidate into taller and taller buildings. That would require more and more residential buildings downtown, and a residential community there realizing they live in a downtown, and not a suburb with a 4 story cap.

10 ft equals 1 story so it would be 27 stories tall, one commerce is 30 stories for comparison

Might be closer to 20-25.
but have they released any new renderings yet? those pictures are of the shorter versions. Maybe they can go back and use the old one Beale design. those were dope.

I agree, just build it!

A 25 or 27 story building bring built is much better than a 50 story building being talked about...
