Been meaning to post this, just kept forgetting to.

How do you think this will impact ODU and the surrounding area?
Glad to see they are going to revamp that area near downtown. I think that will really help the area
Norfolk is one of many cities doing this. The 1930s-1980s project housing model has proven to be a failed experiment.

As for the immediate impact, it might help NSU more in terms of beautifying their neighborhood.

Iffy subject!!! My background is in multifamily housing and and some single family rental properties. I understand the need for temporary assisting with housing but it boils my blood when people live off the system for decades and drive better vehicles ( BMW, Mercedes and Cadillac) than some of my employees. When I do my yearly property inspections with investors you really find out who is mooching off the system with the fancy kitchenaid appliances, large flat screen televisions, multiple gaming systems, and nice furniture. It will be interesting to see where some of the people will migrate to. My hope is the ones that are capable of bettering themselves will do so.

These aren't multi family homes or rental properties. These are the "projects" -for lack of a better word. The people who live here make -at best- $14,000 a year.

So while you think these people have a bunch of expensive stuff and luxury cars, I suggest you take a drive to Calvert Square and get a reality check.

I have two properties in Norfolk that are part of section 8 program assistance through nrha. The $14,000 you quoted is for single occupancy. More than not there are cotenant who are not on the lease.

Did you read the article? They aren't talking about section 8 rental properties. They are talking about specific housing areas (i.e. Calvert Square).

Do you own Calvert Square?

Yes, I read the article and it does mention Section 8 within it. The Section 8 voucher program is similar to the NRHA qualification standards for tenants. I was given my opinion from my business point of views. I stated “When I do my yearly property inspections with investors you really find out who is mooching off the system” this statement isn’t directed to the hundreds of people who need assistance it is directed to the knows who are mooching and abusing the system. The system is broken when you have generations living the same lifestyle as their parents on public assistance. Two of my most loyal employees came from living most their life at Diggs Park, they came to us with the section 8 voucher for a private rental agreement. Within a year my company employed both of them with a living wage and with their employee rental discount through our company they are able to live in Chesapeake's nicest area with their son set to graduate from GCA next spring. Their words (We broke out of the PA system)

Since you bring up Calvert Sq. On my way to drop off doors at Habitat For Humanity this morning I drove down Bagnall Rd in Calvert. There were two silver Lexus one was a RX350 and a Dodge Challenger on fancy rims. No doubt there were a bunch of clunkers or hoopties there but my points are towards the moochers. Google maps photos will bring up questionable tenants or unauthorized tenants who have vehicles worth 25k or more.

The article mentions 3 options for people living in the projects and the section 8 voucher program is one of the three options. NRHA manages nearly 4,000 units. When they do start the process of removing the public housing it will be interesting to see what happens with section 8 vouchers and mid range cost multifamily housing units in there area. Apartment communities in the area have a occupancy rate of 90% or better and slumlords will struggle to meet standards for inspections. My only concern is where will the people that truly need help go.

I’ve experienced a situation in May with a single mother with the section 8 voucher. First month no problems. Tenant request two extra parking spaces a few weeks later during quarterly inspection we found she was subleasing the apartment. 100% fraud.
The question is, where do these people go?
The answer is somewhere better than where they are now. There is no worse option.
