#1 Nashville, Tennessee
Kiplingers aint lyin'.
The title is smart places to live. Talking about where to get a good return on a decent investment on a home. Nashville is surely one of the top.
Nashville is being invaded much like Florida was 20 years ago. Everytime I turn around on the music forums there is another retiring music industry or former music industry type from L.A. moving to Nashville. There's alot of folks moving to Austin as well, and I noticed it was on the list too.

It's a reverse of the migration of the 70s. Middle Tennessee is finally going to change. It will be interesting to see how it turns out.
It's getting absolutely crazy in Williamson county. There's a little frame shotgun house in the heart of downtown Franklin with an asking price of $450,000 and someone will come along and buy it in less than 30 days.

I love these two...

#3 Albuquerque, N.M.
This laid-back city offers resort-town ambience, a boomtown economy and cow-town prices.

#10 Iowa City, Iowa
An oasis on the prairie, this wholesome middle-American city is bursting with creative and intellectual energy.

They forgot one though...

#11 Bum **** Nowhere, USA
Somewhere in America where you can drive for miles in any direction without seeing any other forms of civilization.
