It comes with the venues and their age. These stadiums weren't built to be modified to accommodate modern amenities, and to do so, it's custom work while still protecting the existing structure. Different ages when engineering, architecture, and material standards weren't as considered or when everything was built like a tank.
The new builds are designed with future options in mind.
Reno's aren't cheap, but if the venue has sentimental or historical value, you make do. It's cheaper to build new.
That being said, this is KU's due diligence for the B1G or PAC.

Hard to believe this is the ten year anniversary of their Orange Bowl season. I wish them well because my grandparents were KU fans, but unless their coach really has something special up his sleeve it'll be hard for them to rise above anything higher than a six-win team, tops.

KUs campus is beautiful and MS has a great location on it but yeah, it is a complete dump by modern standards.
Still, it's probably not a coincidence that they're investing money into it now.
Doesn't have to be a palace, FB still won't be first at KU
.....But maybe take a page from UKs Commonwealth stadium....

Kansas is near Kansas City with a large population base. You imagine that a 50000 person stadium built to a t with luxury seating all modern accommodations they would have no problem filling up the stadium.
We are about to renovate the south side of our stadium as well. I wish we would chair back our entire stadium except for the student section then add more seating in the west end zone.

If Memorial has any kind of "historic" exterior facade, like Cal's Memorial does, and the school feels sentimental about keeping that facade, like Cal did, then yeah, that could add a lot of cost, like Cal's project.

Missouri's the bigger state, school, and more highly esteemed than either Nebraska or Kansas.
But Missouri doesn't have a legacy program, and the others do. Football may drive the bus, but Kansas basketball puts them well ahead of others. A higher ceiling.
Also, keep in mind how Kansas played its cards during the moves at the turn of the decade. Kansas didn't take departure money, gave money to Texas and Oklahoma to keep the peace, and would have moved as a bloc with other northern members to the Big East if it came to it, while also being the subject of speculation there was something going on between them and other Big XII North schools talking to the Big Ten and PAC-12.
Missouri wasn't so graceful.

Missouri is not a more esteemed school than Kansas.
Kansas does far more research. And both are AAU.
KU does have a great basketball program ... but we're talking about a huge renovation to its football stadium. Why bother if basketball is what's going to get you in the door?
KU to the SEC would be a great move, to pair with Missouri.

Hard to believe that KU doesn't have an indoor practice facility. Good to see KU positioning themselves for whatever opportunity comes along in the future. I would expect you'll see similar activity at Big 12 programs not named Texas or Oklahoma the next few years. Exciting times....

Their stadium is one of the worst I have ever been in especially for a Div. 1 school. It is about time. Every other school in the Big 12 with the possible exception of ISU and WVU(only because I have not been there to see) have great stadiums and practice facilities. Kansas is trying to catch up with the rest of the conference.
