More action coming along the expanding medical corridor along Martin Luther King Jr. Drive in Corryville: The University of Cincinnati will fix the aging roof and other problems at its distinctive College of Medicine landmark, the Albert H. Vontz Center for Molecular Studies.

Renovating the 1999 building, designed by noted American architect Frank Gehry, could cost as much as $17 million, UC reported in papers filed Dec. 20 with the Ohio Facilities Construction Commission. But Dale Beeler, UC’s director of project management, said Tuesday the first phase, with the most critical fixes planned, will cost about $5 million, and the money comes out of UC’s state appropriation.

“It’s a building that is nearing 20 years of service with the university, and it’s in need of a new roof,” Beeler said. “It’s such a valuable building, and such valuable research goes on inside of it, we cannot wait for people to call up and say, ‘The roof’s leaking.’ ”

The Vontz Center houses the College of Medicine’s cancer biology research. Its construction was part of UC's Signature Architects program that brought eye-catching buildings to campus. The Pritzker Prize-winning Gehry is famous for a host of major American works, including the Walt Disney Concert Hall in Los Angeles.

The facelift for the Vontz Center will come about as UC launches construction of the new Neuroscience Institute next door on Eden Avenue and as the Martin Luther King Drive interchange with Interstate 71 opens this summer. The UC filing expresses the hope that repairs on the Vontz Center would be completed by October 2018.

The Vontz Center is notable in Gehry’s career for its use of traditional materials, namely brick, to create distinctive wall lines and window sets. The brick walls and roofs were fabricated at Vet-O-Vitz Masonry in Brunswick, Ohio and trucked to the construction site. The masonry near Cleveland is long closed.

UC’s filing with the state said the Vontz Center requires "both periodic maintenance and wall, window, parapet and roofing upgrades to the unique building envelope.”

The project calls for major renovations to the building while it remains in use. The roofing job alone, the UC filing said, “includes complete replacement of the single-ply, paver-ballasted roof with a new high-performance roof system and includes replacement of the extensive, oversize metal coping system.”

Last year, UC commissioned an analysis of the building’s issues, and UC’s request to the state says finalists for the job will get copies of that report by Jerome Scott Architects of Columbus.

Universities should build standard Class A office buildings that are designed to be easily renovated
per tenant end use requirements.

The cost is 17 Million or $115 per square foot. You can dam near building a new Class A building for that. New the building was 38 million gross, and only 1/2 of the building has usable space.

It was designed for appearance and not practical use--lots of wasted space because the building isn't squared off, and most lab equipment fits in CORNERS. The floors don't go all the way to the edge of the building in many spots, so if you drop something, it falls all the way to the bottom floor. The roof leaks, and for the rooms on the east end of the building with light-sensitive reagents and equipment, they have to hang giant tarps to block out the sun in the morning due to the massive east-facing windows.

It's simply impractical for research purposes and was truly a vanity project for the University.

Waste of $$.
