I'm honestly confused about this part of the deal.

I'm a big FCC supporter and I'm fine with the renovations but this doesnt make any sense to me either. Why would UC be paying for renovations that FCC requested. I could see something like this in play for a scoreboard or sound system that has mutual uses by both parties. The wall was explicitly an FCC request so I don't get why UC is paying for any of the costs.

It makes perfect sense to me (and I'm not a soccer fan).

Let me rephrase what UC gets and see if you like it now:
1) UC gets an annual fee of $20k for signing the contract
2) UC gets $5k per game
3) UC gets all parking revenue
4) Every season, after ticket sales top 85,000 UC starts receiving $0.25 per ticket (so for 2018 that's $88,049.25)
5) After cumulative concession revenue reaches $4 million, UC starts receiving half the concession revenue.
