Ha. You're jumping from the fire to the frying pan. We recently moved to a suburb of San Francisco. Crime was a major, major reason.

Lived in Austin for 10 years starting in 2004. Austin outside the box that MoPac, 35, Ben White, and 183 make, the city has always been fairly normal. There were always neighborhoods that made Austin weird(Oltorf, SoCo, South Lamar, Allendale, North Loop, the Drag, E. 6th, Riverside, Warehouse District, etc). One by one, each of those neighborhoods has been gentrified and condo-ized. The individuality of each neighborhood has been made into a fetish but those people and businesses that made it that way have been priced out.


The change in Austin has really accelerated over the past two or three years


I was in town for business a month back. First time back in a year. Couldn't believe the change in just one year. The Californians finally made Austin ****** and expensive.

As someone who now lives in one of the new hipster spots in the south, New Orleans, I can tell you that being one of the "It" cities will be a blessing for some, and a curse for others. The changing of New Orleans was a blessing for me and my family. We bought our house in a middle/working class neighborhood 7 years ago, and our house value is already up over 100k from what we paid for it. I own what would be considered a hipster business (coffee shops), so things are great. For others, particularly those who rent, or are looking to buy now, it is hard. Land values are WAY up, and even in neighborhoods that you couldn't have paid me to walk through 10 years ago. The city experiences new blood and new money, but you do start to lose some of the soul of the city. If Memphis is going to become one of the hot spots, I would be buying up as much property as close to downtown as a I could and sit on it if I could afford to. If I had did that in New Orleans 10 years ago, I would be retired at 42 now.

Its good the see Overton Square back. South Main in the last year has really picked up steam, not many buildings left that have not been refurbished. Most of those are being gutted and under construction. I agree that Memphis needs to get a handle on crime, although name me any southern urban area that does not have the same problem. But those that don't think there is a lot going on all over town need to drive around some.
