I think the soon to be expanded world of the Guardians of the Galaxy (and in a few years, the Inhumans) is the Marvel Cinematic Universe equivalent of the X-Men and Fantastic Four. Fox has no intentions of letting go of those 2 properties, even though they can't make a really successful movie without Bryan Singer.

Yup.

Either they do a spin-off with characters under the FF umbrella like Silver Surfer or Doctor Doom or they revert the rights.

I think Fox ends up working a deal with Disney like Marvel did with Universal when Marvel got the Hulk rights back. I think Universal got some distribution rights on the Incredible Hulk.

But Doctor Doom or Galactius would make for a great villain for phase 4.

Bryan Singer wasn't involved with The Wolverine or Deadpool and he didn't direct First Class.

He wasn't supposed to direct DOFP. So he isn't the only one who knows how to make an X-Men movie work. Only two directors were involved in the critically panned X-men films.

I believe it has been confirmed that Hulk will be a big part of Thor 3, which presumably means they are doing a very loose adaption of the Planet Hulk storyline involving Thor being banished to the same planet where Hulk sent himself after Age of Ultron.

They are having to get creative because Hemsworth and Evans only have 1 more solo movie and 1 more Avengers movie left on their contracts. Neither will likely appear in the first Infinity War movie. Thor will probably return to Earth with Hulk and the Guardians in Part 2 and you can pretty much guess Cap's fate if you read the Civil War comic.

I kinda chuckle at the notion that Hemsworth is so good that Thor has never been the most interesting character in a Thor movie. He does seem a little bland at times.

Evans has since backed off of his retirement talk. He's starting to say he wants to continue with the Marvel universe for acting and go behind the camera outside of Marvel. It's very unlikely Marvel wants to get rid of Evans as Cap, especially considering how popular the character is getting and the fact that Evans is only 34.

With the Bucky-Cap-Tony storyline of Civil War, you can kinda see where Marvel might be going with this in the Infinity War movies.

Sony pretty much had to make this deal with Marvel Studios. The general public is tired of them rebooting the franchise so the only logical way to continue making Spidey movies was to strike a deal with Marvel. He will now be an Avenger and the other Marvel characters can appear in Spidey solo movies. I believe Sony still owns all of the rights to the character, but they are allowing Marvel to produce and co-finance the new Spider-Man movies.

Apparently they were going to use the kid from Hugo (Asa Butterfield) but he made a subtle acknowledgement of the role and they moved away from him.

I don't think they had a huge casting call. They knew their direction, had some choices and they auditioned.
