Maybe this thing is going to happen after all? I'm not sold yet, but the guy did drop $5 Million on the building. That ain't exactly chump change.

He bought it on a seller-financed note. I will believe it when I see it. Check Mr. Thomas' internet reputation.

Nevertheless, this is one project that I do hope can be done. My father was the 2nd tenant in the building in 1963 and was there more than 40 years, and I officed there for years. Many good memories of that place, even though it is built on a slave auction block. It is quite haunted.

That doesn't sound very enthusiastic about it's future with current ownership, lol.

I think the building's survival can't depend on historic value. If it survives, I think the facade needs to modernize, at least some (beyond just replacing windows). I'm talking some changes to the facade, maybe where the windows are having some vertical architectural renovation that is more than the I tower (merely painting), maybe less than the Clark (looks like all glass, or at least glossy). I suspect the historic preservation status precludes that severe of a facelift.

Oh, I've read all about the guy. I wouldn't trust him, but it ain't my money.

I just wish they would replace and/or make sure the vertical concrete decoration on the lower floors is not about to fall. A lot of it looks deteriorated. I don't walk under that building.

I think one of the drawbacks to it being a hotel or apartments is the low ceilings. Not sure what can be done about that.

Really makes me sad to think of it as a "historic" property, because I remember the day my dad moved in and all the years I officed there. The gleaming marble lobby with the tall ceilings and all the glass with a bit of brass were quite stunning and modern. The huge banking floor on the ground floor was also an impressive sight. The bustling lobby, the very popular 4th floor cafeteria, the revolving restaurant on top, the swimming pool on top, and the views were magical. It was an attorney's dream right across from the courthouse. It had everything you needed for your business day.

They scrapped the plans to build another one in the parking lot next door, but the real shame is that Freeman Management and the owners were content to let it coast on its location and it went into a long downhill slide. Getting the management company to do anything for a tenant was like pulling eye teeth, even 40-year tenants.
