Property in W'burg
I'm looking for "inexpensive" property in W'burg that I may rent to students or just keep for my family & friends when we come down. I'm in the beginning stages of planning. There are a few 2/2 condos near NewTown, one section behind Hooters on Bypass and a few affordable SFH on the outskirts of town.

Looking for advise as far as rentability if I decide to go that route. Are Tribe students still looking for off-campus housing? How's the housing market down here? Anyone know a good Realtor and/or Property Mgmt Co? Have any of you rented to students before and, if so, how did it go?

Whatever you do, try to rent to a small group of students (2 or 3). Some of these off campus houses turn into off campus frat houses during the school year and get trashed 3 nights a week.

Why don't you contact Jay Colley? In addition to announcing all of the football and mens basketball games for the past umpty, umph years, Jay is an active Real Estate agent here in Williamsburg. He should be able to help you find what you are looking for. He is also close to the basketball and football coaching staffs and players. Most of these athletes appear to live off campus.

Purching a condo can be tricky if the objective is to use the unit as a rental and many condo associations have rules limiting the number of units that may be rented and/or the terms of the allowed rentals. [I speak from sad personal experience]
