That explains why the housing market inside the Loop is so depressed -- no new construction, and existing houses are being given away.
I know. The lack of new town homes and cookie cutter apartments has been very depressing.

LOL - Exactly.
Having lived in Garden Oaks for 20 years plus, and watching the large scale, high dollar homes going in here and in Oak Forest, all I can say is that property value is not my biggest concern.

When I first moved up here, houses would stay on the market 6 months or more. Now it seems like a for sale sign goes up and a week later there's a contract pending notice attached.

George's facetiousness is well placed. The housing market in all of Houston seems crazy, and inside the Loop is no different.
We sold our house in Southampton in 2012 within 24 hours for full asking price. Many of my friends inside the Loop had pretty much the same experience: an accepted offer within about a day for full price. Meanwhile, we bought in River Oaks for a price that I'm sure we could never get now (comparable houses are now going for significantly more).
Of course, I would only delight in higher property values if I were selling (and not buying). But as it is, my property tax bill is a real bummer.
