Predict the Ouctome for "the District at Midtown" - LouisianaEagleEdD - 07-17-2017 12:36 PM

Will it be a teeming success? Or will it not live up to expectations?

Tell me about the complete investment, 59 million? If that's the case that's not nearly enough to truly deliver and make this a successful live, work, play community. The hotel investment alone should be over 35 million. They are banking on students, faculty and hospital employees to support the retail and housing. This is short sighted and not nearly enough. They need to get contracts with retailers from outside MS that will draw traffic from beyond a few mile radius to make this sustainable year round. Fuzzys Tacos is not that retailer to draw local traffic. They need to look at other concepts that are proven, unique and can bring in traffic from all surrounding areas. For example, Shake Shack, Voodoo Doughnuts, Pei Wei, Cantina Laredo, Pinkberry.....For the hotel, the branding of a "boutique" is really just a cleaner version of a Holiday Inn. They need a full service hotel with legit amenities that are not currently available in a local hotel like a full day spa and a full service cabana pool club that you can sell local membership access. Did they announce a local grocery retailer yet for the complex like Amazon(Whole Foods) or a Sprouts? The grocery store(if they even announced one for this project) should have a Organic Coffee Bar offering special Coffees and Teas. It should also offer local Beer and wine selections that are unique. Don't tell me they are going to add a dated Starbucks to this project.....It needs to be a destination for many, not just those in the surrounding area.
So many of these type of construction projects are peppered across the south. They need to learn, do it right or not at all. They are only thinking of people within a mile of the project. If they want it to work, you need to make it worth the trip from the entire surrounding area in order for it to really succeed.

Will be fantastic if you wanna have a $33 Robert St John brunch or $68 Flamingo Cutter n Buck Polo to wear to the Old Dominion thriller.

Hotel Indigo is great and will be a perfect addition to H'burg, especially with it as close to campus as it is. I will stay there over anywhere else in town, unless they don't have a bar at the property.

Fuzzy's tacos will do well also. The rest, meh. Why isn't there a kick-ass brewery & sports bar going in there? What about residential above the retail?

RE: Predict the Ouctome for "the District at Midtown" - LouisianaEagleEdD - 07-17-2017 03:51 PM

I believe the total will be $85 million.

What's the big deal about another popup motel and a bunch of fast food.

You already have one downtown. And half as far away, you have Keg & Barrel.

RE: Predict the Ouctome for "the District at Midtown" - Black Diamond Reb - 08-01-2017 02:52 PM

Old / New EZ opening downtown is days away per Gail. Old EZ locale on 4th is a few weeks away but progressing steadily.

Keg is great for soccer and hipthters, both of which should be exterminated.

Don't go to the brewery, it's wrapped up with hipthters.

You mean this brewery in downtown H'burg? Hours:
Thursday 5–10PM
Friday 5–10PM
Saturday 12–10PM
Sunday Closed
Monday Closed
Tuesday Closed
Wednesday Closed

A bar/brewery is an adult daycare. Imagine a daycare with those hours. Can't even catch most day baseball games, Sunday/Monday night NFL games or early weeknight basketball there. I'm sure it's a great place with good people, but for goodness sake do they even want business? This is a college town where many people drink EVERY day.

Proper example for something that would work in the District at Midtown:

If you're going to a brewery to watch ballgames, you don't understand why you go to an actual brewery. Those type places you want are called bars. We have several of those already.

Actually there is a severe drought of true "bars" in Hattiesburg right now. Not restaurant bars, music venues, or partial hipthter nests .. Bars, where you can get a burger, beer, shot, late night meal, a jukebox, and watch a game. Even when the EZ and Marlins were going you could barely name 10 true spaces in Hatties that had at least SOME of those characteristics. Sad for a college town of 50K and 100K metro.

When I lived in Ohio, you had a bar. You walked down the street from your house, sat down and had a drink. No food, smoking and maybe some popcorn.

That is a bar. Northerners know bars. Southerners don't know **** about a real bar.

A gambling device. A board with holes and stuffed with a prize. My uncle had one in his store. Like a lotto ticket sort of.
